General Terms and Conditions

Before you start using our website, please read carefully the current General Terms and Conditions.

By accessing and using the website of Valentin Veselinov (trade name STEMAX-PROPERTY.EU), hereinafter referred to as the “Website” or “STEMAX”, you make an electronic statement within the meaning of the Electronic Document and Electronic Signature Act, by which you declare that you wish to use the services of the site and that you are familiar with these Terms and Conditions and undertake to comply with them. If you do not agree and do not accept these Terms and Conditions, please do not use the Website.

At the upper right part of our page there is a drop-down list for automatic page translation. Your choice will be kept for all the pages throughout the current session. Please note that regardless of our efforts to improve the translation, sometimes ambiguities may occur. In such case, the text in English should be considered as the correct one.

STEMAX is created to lease on a short-term basis 4 apartments, located in Paralia Ofriniou, Greece. You can find our exact location and our guidance how to reach us from here: OUR LOCATION

How To Make My Booking

Please take a look and choose the apartment/apartments you like from our HOME PAGE

Apartment 1 and Apartment 2 are located at the ground floor. Apartment 3 and Apartment 4 are located at the second floor.

You can see in real time the availability of all apartments from HERE

– The grey colour means that you cannot book for these dates (ex. past period).
– The orange colour means that the apartment has been reserved for these dates, but without payment. This means that this reservation may be confirmed or rejected within the next 24 hours. Please contact us for detailed information.
– The red colour means that this reservation has been confirmed and you cannot book for these dates.
– The white colour means that you are free to book!

Please have in mind that you cannot book 2 or more apartments at the same time. Each apartment should be booked separately.

Now, when you have decided which apartment to book, press the “BOOK NOW” button. A new page will open, leading you to our booking form for this specific apartment.

By default, you will see the current month. If you want to scroll forward to any next month, press on “>>” on the upper right corner of the form. You may scroll back to a previous month by pressing “<<” on the upper left hand side. Please note that you cannot scroll back to past months.

Now select the first and then the last day of your stay (not the check-out date!).

If your booking includes days in the following month, after you have selected the first day of your stay, scroll forward to the next month, by pressing on “>>” and now select the last day of your stay (not the check-out date!). Or, click on the link above: “Show extended view – 2 months” for your convenience.

Our Website will automatically calculate the amount due in accordance with our PRICE LIST. The discounts that we offer for longer periods are included in this calculation!

If you accept the price for your booking, please fill in all the required fields below. Carefully check all the data you have provided, especially the phone number and the email address! Select the exact number of guests from the drop-down menu (we accommodate maximum 4 persons, including children, in one apartment!) so that we can provide the corresponding number of pillows, towels and sheets. Use the optional field for any special requests or useful information for your pleasant stay (ex. “My kids are 6 and 8”, “Please extend or don’t the sofa in the Living room”, etc.)

In order to complete your booking, you must accept our Terms and Conditions and to fill in the anti-spam field, known as “Captcha”.

After you have booked the apartment of your choice, you will receive within a few seconds an automatic email with the details of your booking and you will be prompted to pay the amount due. You will also see links to modify or cancel your booking, in case you have made some mistake. Be careful: these links can be used only once, and before payment!

In case your accommodation will begin within one week of your booking date, you should pay the full amount within 24 hours.

In case your accommodation will begin in more than one week of your booking date, you may pay a deposit to the amount for the first 2 days within 24 hours. Or you may pay the full amount, if you like.

Important note 1: In case we have not received payment from you within 24 hours, your booking will be automatically rejected! If you are unable to make the payment within this period, please contact us to arrange something else. We are always well-intended to be of your assistance.

Important note 2: The deposit payment is not refundable! In case you have paid the full amount and you find yourself in a situation in which you are unable to come, please contact us to arrange a partial refund

Our property is registered by the Greek Tax Authorities (AADE) with the following Property Registry Numbers (A.M.A. – Αριθμός Μητρώου Ακινήτου):

Legal Requirements for Short-Term Rental Properties

STEMAX Apartments strictly comply with the mandatory safety, insurance and functional standards under LAW 5170/2025, effective since October 1, 2025.

Therefore you may rest assured that the following is done for our properties:

  • they are located in areas of primary residential use under para. 95 of Article 2 of Law 4067/2012 (A’ 79) and have natural lighting, natural ventilation and air-conditioning units installed in the bedrooms;
  • they have Civil Liability Insurances covering potential accidents or damages sustained by guests during their stay;
  • they have anti-shock electric circuit breakers installed and a solemn declaration by a certified electrical installer;
  • they have fire extinguishers in each apartment. Their exact location in shown in the escape signs and additionally there are visible red signs right above the fire extinguishers;
  • they have smoke detectors installed in the main rooms and above the kitchenette;
  • they have illuminated emergency exit signs installed above the entrance doors and additionally one exit sign illuminating the main entrance;
  • they have evacuation plans and lists of emergency telephone numbers;
  • they have valid rodent and disinfection certificates;
  • they have fully equipped first-aid kits in the kitchenette above the sink.

In case you had to use a fire extinguisher or a first-aid kit, please inform us as soon as possible.

Security cameras

There are 2 security cameras installed for your safety. The first one is located above the porch of Apartment 1 and covers the parking places and the main entrance. The second camera is located on the rear wall of Apartment 1 and covers the back yards.

There are no security cameras installed inside the building.

The security cameras keep records for the past 30 days. In case you need any assistance concerning the video surveillance, please contact us from HERE

Important information for your accommodation and during your stay

2 days before your accommodation you will receive by email or by text message the following information:

1. A 6-digit code for the main entrance. Enter it to the keyboard next to the door, followed by #. This is your personal code which is valid throughout your stay. For your safety, do not share it with anyone.

2. A 4-digit code for the key-box, located on the front wall on the side of your apartment. Enter the code and open the box by pressing down the lever. Take the key and close the box. After this shuffle the code and close the lid.

VERY IMPORTANT: During your whole stay do not leave the key in the inside lock nor in the room! Always keep the key with you or in the key-box next to the door, because the door locks when closed and you may find yourselves locked outside!

3. The password for the Starlink Wi-Fi. Choose the network containing the name “STEMAX” with the strongest signal and enter the provided password. You may use any other STEMAX network with the same password.

You have free access to more than 170 TV channels with the “tPLAY” application. It is installed on the TV in the Living room – the orange icon on the top left on the Home screen.

Accommodation is after 15:00, unless you have pre-arranged otherwise with us.

Please don’t touch the fuses. If you have trouble with the electricity or with any appliance, don’t do anything by yourself and contact us immediately.

At your disposal you have a coffee machine working with Nescafe Dolce Gusto capsules. You will have some capsules as a compliment by us. You may buy more at Masoutis, Kantzas or any other local store if you need. Please DO NOT use tap water for the coffee machine as it will get clogged!

Please DO NOT throw toilet paper, napkins and hygiene materials in the toilet nor in the sinks. There is a high risk of pipe clogging and flooding.

Please do not smoke nor vape within the premises.

The air-conditioner cools down the premises within 2 minutes. Please don’t leave it working while you are outside for a longer period.

Important information upon departure

Check-out hour: not later than 11:00, unless you have pre-arranged otherwise with us.

Please don’t leave dirty dishes and cutlery behind you.

Don’t leave working electric appliances: lamps, hobs, A/Cs, iron, toster, TV and kettle. The coffee machine turns off by itself.

Don’t leave running water in the bathroom and in the kitchenette.

Close the external blinds in the living room and in the bedroom all way down.

Please leave the key in the key-box. Close the key-box and shuffle the code. Close the lid.

Change of Terms

STEMAX reserves the right to change, without prior notice, the structure or the content of the Website, as well as to terminate access to it at any time.
It is your obligation to periodically visit this page in order to familiarize yourself with the updated Terms and conditions, as they are binding on you.
